This application is also used for partial vacation of plats or for release of easements that were created through the subdivision process.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/03\/Appeal-Application_03-2026_ADACompliant.pdf\">Appeal Application<\/a><\/strong>&nbsp;&#8211; Appeals of land use decisions are allowed within fourteen days from the date the final decision is mailed.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/03\/Comprehensive-Plan-Amendment_03-2026_ADACompliant.pdf\">Comprehensive Plan Amendment Application<\/a><\/strong>&nbsp;&#8211; The purpose of this application is to amend and update the Yakima Urban Area Comprehensive Plan and guide development regulations. Comprehensive Plan Amendments may involve changes in the plan\u2019s written text, policy maps, or to the Future Land Use Map.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/03\/Critical-Areas-Application_03-2026_ADACompliant.pdf\">Critical Areas ID Application Form<\/a><\/strong> &#8211; Prior to the review of any applicable proposed development, construction or use, the applicant shall provide the City with a Critical Areas Identification Form and site plan and any other information the City may require in order to determine if a critical area is present.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/03\/Development-Agreement-Application_03-2026_ADACompliant.pdf\">Development Agreement<\/a><\/strong> &#8211;&nbsp;A development agreement is a voluntary contract between a local jurisdiction and a person who owns or controls property within the jurisdiction, detailing the obligations of both parties and specifying the standards and conditions that will govern development of the property. Although the agreements are voluntary, once made they are binding on the parties and their successors. A development agreement provides assurances to the developer that the development regulations that apply to the project will not change during the term of the agreement. The city or county may require conditions to mitigate project impacts, as well as clarification about project phasing and timing of public improvements. <a href=\"https:\/\/app.leg.wa.gov\/rcw\/default.aspx?cite=36.70b.170\" target=\"_blank\" rel=\"noreferrer noopener\">RCW 36.70B.170<\/a> describes the type of development standards that are appropriate in a development agreement.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/03\/Extension-of-Zoning-and-Subdivision-Approvals-Application_03-2026_ADACompliant.pdf\">Extension of Zoning and Subdivision Approvals<\/a><\/strong> &#8211; A zoning or subdivision approval may be extended one time only for up to one additional year. Requests shall be in writing and be accompanied by the previously approved final site plan showing the location and size&nbsp;of any development or work already competed on the project. An extension shall be issued for good cause only and the burden of&nbsp;showing cause shall be upon the applicant. [<a href=\"https:\/\/www.codepublishing.com\/WA\/Yakima\/#!\/Yakima15\/Yakima1512.html#15.12.060\" target=\"_blank\" rel=\"noreferrer noopener\">YMC 15.12.060(C)<\/a>]\\<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>If requesting to extend a building permit, there is a separate application through the <strong><a href=\"https:\/\/www.yakimawa.gov\/services\/codes\/permits\/\">Code Administration<\/a><\/strong>.<\/li>\n<\/ul>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/03\/Final-Binding-Site-Plan_03-2026_ADACompliant.pdf\">Final Binding Site Plan<\/a><\/strong>&nbsp;&#8211;&nbsp;<a href=\"https:\/\/apps.leg.wa.gov\/RCW\/default.aspx?cite=58.17.035\" target=\"_blank\" rel=\"noreferrer noopener\">RCW 58.17.035<\/a> and <a href=\"https:\/\/apps.leg.wa.gov\/RCW\/default.aspx?cite=58.17.040\" target=\"_blank\" rel=\"noreferrer noopener\">58.17.040(4)<\/a> provide for a binding site plan process for the division of land for the purpose of sale, lease, or transfer of commercial or industrial lots as an alternative&nbsp;to the subdivision process.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/03\/Final-Plat-Application_03-2026_ADACompliant.pdf\">Final Plat<\/a><\/strong> &#8211;&nbsp;Following preliminary plat approval the applicant will have five years in which to comply with the conditions of approval and submit the final plat.<\/p>\n\n\n\n<p><strong>Home Occupation Application<\/strong>&#8211; Business may be conducted within a dwelling only&nbsp;in residential zoning districts under the provisions of <a href=\"https:\/\/www.codepublishing.com\/WA\/Yakima\/#!\/Yakima15\/Yakima1504.html#15.04.120\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>YMC 15.04.120<\/strong><\/a>, as long as the home occupation is compatible with other uses permitted in the underlying zone; the existing dwelling as the primary use of the structure or property is preserved; the character of residential neighborhoods are maintained and preserved; and, the efficient use of public services and facilities are promoted by assuring these services are provided to the residential population for which they were planned and constructed, rather than commercial uses.<\/p>\n\n\n\n<p><strong>Please refer to the <a href=\"https:\/\/www.codepublishing.com\/WA\/Yakima\/#!\/Yakima15\/Yakima1504.html#15.04.120\" target=\"_blank\" rel=\"noreferrer noopener\">Table 4-2 Table of Permitted Home Occupations<\/a>:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Class 1 home occupations<\/strong> do not require a home occupation application. You may proceed with <a href=\"https:\/\/dor.wa.gov\/manage-business\/city-endorsements\/yakima\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>submitting an application for a business license<\/strong><\/a>.<\/li>\n\n\n\n<li>Home occupations not listed in Table 4-2 shall be reviewed by the hearing examiner in accordance with the provisions of YMC Chapter&nbsp;<a href=\"https:\/\/www.codepublishing.com\/WA\/Yakima\/#!\/Yakima15\/Yakima1522.html#15.22\"><strong>15.22<\/strong><\/a>.<\/li>\n\n\n\n<li> Proposed Home Occupations in existing dwellings in the <strong>commercial <\/strong>and <strong>industrial <\/strong>zoning districts shall follow the land use requirements of the R-3 zoning district in Table  4-2. Complete the relevant application (Type 1, Type 2, or Type 3) rather than the Home Occupation application.<\/li>\n<\/ul>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/04\/Modification-Application_03-2026_ADACompliant.pdf\">Modification Application<\/a><\/strong> &#8211; Minor changes to existing or approved Class (2) or (3) Uses or development may qualify for abbreviated review under the provisions of <a href=\"https:\/\/www.codepublishing.com\/WA\/Yakima\/#!\/Yakima15\/Yakima1517.html#15.17\" target=\"_blank\" rel=\"noreferrer noopener\">YMC Chapter 15.17<\/a>, if they meet the certain criteria. Common modifications include additions to garages or houses.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/04\/Nonconforming-Use-or-Structure-Application_04-2026_ADACompliant.pdf\">Non-Conforming Use or Structure Application<\/a><\/strong>&nbsp;&#8211;&nbsp;A&nbsp;nonconforming use or structure may wish to expand.&nbsp;Any change or expansion of the nonconforming use shall be made in accordance with the provisions of <a href=\"https:\/\/www.codepublishing.com\/WA\/Yakima\/#!\/Yakima15\/Yakima1519.html#15.19.070\" target=\"_blank\" rel=\"noreferrer noopener\">YMC 15.19.070<\/a> or <a href=\"https:\/\/www.codepublishing.com\/WA\/Yakima\/#!\/Yakima15\/Yakima1519.html#15.19.080\" target=\"_blank\" rel=\"noreferrer noopener\">15.19.080<\/a>.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/04\/Planned-Development-Application_04-2026_ADACompliant.pdf\">Planned Development Application<\/a><\/strong> &#8211; A Master Planned Development Overlay (PD) is a comprehensive development plan intended to provide flexibility in design and building placement, promote attractive, and efficient environments that incorporate a variety of uses, densities and\/or dwelling types, provide for economy of shared services and facilities, and economically utilize the land, resources, and amenities. This application is also used for creation of an <strong>Institutional Overlay<\/strong>, which allows for large-scale institutional facilities with special locational needs and impacts which must be designed and perform in a manner that is compatible with surrounding land uses.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/04\/Preliminary-Binding-Site-Plan_04-2026_ADACompliant.pdf\">Preliminary Binding Site Plan<\/a><\/strong> &#8211;\u00a0<a href=\"https:\/\/apps.leg.wa.gov\/RCW\/default.aspx?cite=58.17.035\" target=\"_blank\" rel=\"noreferrer noopener\">RCW 58.17.035<\/a> and <a href=\"https:\/\/apps.leg.wa.gov\/RCW\/default.aspx?cite=58.17.040\" target=\"_blank\" rel=\"noreferrer noopener\">58.17.040(4)<\/a> provide for a binding site plan process for the division of land for the purpose of sale, lease, or transfer of commercial or industrial lots as an alternative\u00a0to the subdivision process.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/04\/Preliminary-Long-Plat-Application_04-2026_ADACompliant.pdf\">Preliminary Long Plat Application<\/a><\/strong>\u00a0&#8211; A preliminary long plat is the division or re-division of land into ten or more (or division of property short platted in the last five years) lots, tracts, or parcels for the purpose of sale, lease, or transfer of ownership as provided in <a href=\"https:\/\/www.codepublishing.com\/WA\/Yakima\/#!\/Yakima14\/Yakima1420.html#14.20\" data-type=\"URL\" data-id=\"https:\/\/www.codepublishing.com\/WA\/Yakima\/#!\/Yakima14\/Yakima1420.html#14.20\" target=\"_blank\" rel=\"noreferrer noopener\">YMC 14.20<\/a>.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/04\/Preliminary-Short-Plat-Application_04-2026_ADACompliant.pdf\">Preliminary Short Plat Application<\/a><\/strong> &#8211; A preliminary short plat is the\u00a0division or re-division of land into nine (9) or fewer lots for the purpose of sale, lease, or transfer or ownership in the present or future except as provided in <a href=\"https:\/\/www.codepublishing.com\/WA\/Yakima\/#!\/Yakima14\/Yakima1415.html#14.15\" target=\"_blank\" rel=\"noreferrer noopener\">YMC 14.15<\/a>.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/04\/Rezone-Application_04-2026_ADACompliant.pdf\">Rezone Application<\/a><\/strong> &#8211; A rezone is a change to the zoning district classification of particular lot(s) or parcel(s) of land.\u00a0 From time to time a change in circumstance or condition may warrant a change in the zoning map. Proposed rezones must be consistent with the goals and policies of the Yakima Urban Area Comprehensive Plan and the intent of Title 15.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/04\/Right-of-Way-Vacation-Application_04-2026_ADACompliant.pdf\">Right of Way Vacation Application<\/a><\/strong> &#8211; Vacating an unused or unnecessary public street or alley can create areas for commercial development or neighborhood improvements and place property back on the tax rolls.\u00a0Washington State law <a href=\"https:\/\/apps.leg.wa.gov\/RCW\/default.aspx?cite=35.79\" target=\"_blank\" rel=\"noreferrer noopener\">RCW 35.79<\/a> establishes the procedures for vacating public right-of-way.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/04\/SEPA-Application_04-2026_ADACompliant.pdf\">SEPA Environmental Checklist Application<\/a><\/strong> &#8211; The Washington State Environmental Policy Act (SEPA) <a href=\"https:\/\/apps.leg.wa.gov\/RCW\/default.aspx?cite=43.21C\" target=\"_blank\" rel=\"noreferrer noopener\">Chapter 43.21(C) RCW<\/a> is a state law intended to ensure that environmental impacts are considered by state and local governments when making decisions.\u00a0 Project which are subject to SEPA review have public comment process which is used to identify impacts and possible mitigation measures.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/04\/Shorelines-Application_04-2026_ADACompliant.pdf\">Shorelines Development Permit, Variance, or Conditional Use Application<\/a><\/strong>\u00a0&#8211; Shorelines are all of the water areas of the state, including reservoirs, and their associated shorelands, together with the lands underlying them; except (i) shorelines of statewide significance; (ii) shorelines on segments of streams upstream of a point where the mean annual flow is twenty cubic feet per second or less and the wetlands associated with such upstream segments; and (iii) shorelines on lakes less than twenty acres in size and wetlands associated with such small lakes.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/04\/Shoreline-Exemption-Application_04-2026_ADACompliant.pdf\">Shorelines Exemption<\/a><\/strong> &#8211; Exempt developments are those set forth in WAC <a href=\"http:\/\/www.codepublishing.com\/cgi-bin\/wac.pl?cite=173-27-040\" target=\"_blank\" rel=\"noopener noreferrer\"><u><span style=\"color: #0066cc\">173-27-040<\/span><\/u><\/a> and RCW <a href=\"http:\/\/www.codepublishing.com\/cgi-bin\/rcw.pl?cite=90.58.030\" target=\"_blank\" rel=\"noopener noreferrer\"><u><span style=\"color: #0066cc\">90.58.030<\/span><\/u><\/a>(3)(e), <a href=\"http:\/\/www.codepublishing.com\/cgi-bin\/rcw.pl?cite=90.58.140\" target=\"_blank\" rel=\"noopener noreferrer\"><u><span style=\"color: #0066cc\">90.58.140<\/span><\/u><\/a>(9), <a href=\"http:\/\/www.codepublishing.com\/cgi-bin\/rcw.pl?cite=90.58.147\" target=\"_blank\" rel=\"noopener noreferrer\"><u><span style=\"color: #0066cc\">90.58.147<\/span><\/u><\/a>, <a href=\"http:\/\/www.codepublishing.com\/cgi-bin\/rcw.pl?cite=90.58.355\" target=\"_blank\" rel=\"noopener noreferrer\"><u><span style=\"color: #0066cc\">90.58.355<\/span><\/u><\/a>, and <a href=\"http:\/\/www.codepublishing.com\/cgi-bin\/rcw.pl?cite=90.58.515\" target=\"_blank\" rel=\"noopener noreferrer\"><u><span style=\"color: #0066cc\">90.58.515<\/span><\/u><\/a> which are not required to obtain a shoreline substantial development permit, but which must otherwise comply with applicable provisions of the Act and the local Shoreline Master Program YMC Title 17.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/04\/Short-Plat-Exemption-Application_04-2026_ADACompliant.pdf\">Short Plat Exemption Application<\/a><\/strong> &#8211; Minor changes to property lines may be exempt from formal platting procedures; these may include: lot line adjustments, merger of property, testamentary divisions, financial divisions, prior division of land, cemeteries, divisions of 40 acres or more, court orders, and\/or creation of additional lots in a Binding Site Plan.<\/p>\n\n\n\n<p><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/04\/SITE-PLAN-TEMPLATE_ADACompliant.pdf\"><strong>Site Plan Template<\/strong><\/a> &#8211; Producing the site plan from this template is accepted, however, the template can be substituted for your own medium (computer aided is preferred). This template is intended to be printed on 11 x 17 sized paper so that the tie marks are 1 inch apart. You may still use this template and print on an 8 1\/2 x 11 sized sheet of paper if needed, but you must note on the site plan what scale you are using and take into account that the tie marks will be less than an inch apart.<\/p>\n\n\n\n<p><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/04\/Small-Wireless-Facilities-Application_04-2026_ADACompliant.pdf\"><strong>Small Wireless Facilities<\/strong><\/a> &#8211; Small wireless facilities are smaller than a traditional cell tower or base station, and are typically attached to existing, replacement, or new poles or other structures in the public right-of-way. This includes technologies similar to small wireless facilities, such as microcells and distributed antenna systems (DAS). For proposals that do not meet the description above, please use the Wireless Communications Facilities application instead.<\/p>\n\n\n\n<p><a href=\"https:\/\/www.yakimawa.gov\/services\/codes\/special-event-permit\/\"><strong>Special Event and Parade Permit<\/strong><\/a> &#8211; Per <a href=\"https:\/\/www.codepublishing.com\/WA\/Yakima\/#!\/Yakima09\/Yakima0970.html#9.70\" target=\"_blank\" rel=\"noreferrer noopener\">YMC 9.70<\/a>, \u201cspecial event\u201d means any fair, show, parade, run\/walk, festival, or other publicly attended entertainment or celebration which is to be held in whole or in part upon publicly owned property or public rights-of-way, or if held wholly upon private property, will nevertheless affect or impact the ordinary and normal use by the general public of public property or public rights-of-way within the vicinity of such event. Please use the <a href=\"https:\/\/www.yakimawa.gov\/services\/codes\/special-event-permit\/\">Special Event and Parade Guidelines<\/a> to help guide you through this application process.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Block Parties follow a separate application process. Visit the <a href=\"https:\/\/www.yakimawa.gov\/services\/codes\/special-event-permit\/\">Special Events page<\/a> for more information.<\/li>\n\n\n\n<li>Events held wholly on private property are most often handled through the <a href=\"https:\/\/www.yakimawa.gov\/services\/codes\/permits\/\" target=\"_blank\" rel=\"noreferrer noopener\">Temporary Use Permit<\/a> process.<\/li>\n<\/ul>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/04\/Temporary-Emergency-Housing-Facility-for-the-Homeless_04-2026_ADACompliant.pdf\">Temporary Emergency Shelter<\/a><\/strong> &#8211; Yakima Municipal Code <a href=\"https:\/\/www.codepublishing.com\/WA\/Yakima\/#!\/Yakima06\/Yakima0692.html#6.92\" data-type=\"link\" data-id=\"https:\/\/www.codepublishing.com\/WA\/Yakima\/#!\/Yakima06\/Yakima0692.html#6.92\">6.92<\/a> establishes a framework for religious organizations to provide temporary emergency housing for individuals experiencing homelessness. The ordinance aims to balance the urgent need for shelter with public safety by setting standards for fire and life safety, community engagement, and coordination among stakeholders. The chapter supports the intent of state law (RCW 35.21.915 and ESHB 1754) while allowing the city to implement reasonable regulations that protect both shelter residents and surrounding neighborhoods.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2025\/12\/MOU.shelter.app_.docx\"><strong>Memorandum of Understanding Template<\/strong><\/a><\/li>\n<\/ul>\n\n\n\n<p><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/04\/Temporary-Use-Permit_04-2026_ADACompliant.pdf\"><strong>Temporary Use Permit<\/strong><\/a> &#8211; The administrative official may authorize special short-term temporary uses including, but not limited to, public assemblies, special exhibitions, community activities, and public sales. Authorized temporary uses, regardless of land use classification, may occur in any zoning district for up to seventy-two consecutive hours. There is a $25 application fee that must be submitted with the application.<\/p>\n\n\n\n<p>Any temporary use that is to be held in whole or in part upon publicly owned property or public rights-of-way, or if held wholly upon private property, will nevertheless affect or impact the ordinary and normal use by the general public of public property or public rights-of-way within the vicinity of such event, may be a \u201c<a href=\"https:\/\/www.yakimawa.gov\/services\/codes\/permits\/special-event-permit\/\">special event<\/a>\u201d subject to the provisions of <a href=\"http:\/\/www.codepublishing.com\/WA\/Yakima\/?Yakima09\/Yakima0970.html\">YMC Chapter 9.70<\/a>.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/04\/Traffic-Concurrency-Review-Application_04-2026_ADACompliant.pdf\">Traffic Concurrency Application<\/a><\/strong> &#8211; The Washington State Growth Management Act (<a href=\"https:\/\/app.leg.wa.gov\/RCW\/default.aspx?cite=36.70A.070\" target=\"_blank\" rel=\"noreferrer noopener\">RCW 36.70A.70<\/a>) requires all new development to be consistent with the existing or planned street system capacities.\u00a0 The City of Yakima adopted <a href=\"https:\/\/www.codepublishing.com\/WA\/Yakima\/#!\/Yakima12\/Yakima1208.html#12.08\" target=\"_blank\" rel=\"noreferrer noopener\">YMC Ch. 12.08<\/a> to implement this local requirement.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/04\/Type-1-Review-Application_04-2026_ADACompliant.pdf\">Type 1 Review Application<\/a><\/strong> &#8211; Class (1) uses not requiring Type (2) or (3) review are permitted; provided that district standards are met.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/04\/Type-2-Review-Application_04-2026_ADACompliant.pdf\">Type 2 Review Application<\/a><\/strong> &#8211; The Type 2 review application is required for any proposed use shown on <a href=\"https:\/\/www.codepublishing.com\/WA\/Yakima\/#!\/Yakima15\/Yakima1504.html#15.04.030\" target=\"_blank\" rel=\"noreferrer noopener\">Table 4-1<\/a> as a Class (2) use; for Class (1) uses requiring Type (2) review in <a href=\"https:\/\/www.codepublishing.com\/WA\/Yakima\/#!\/Yakima15\/Yakima1513.html#15.13.020\" target=\"_blank\" rel=\"noreferrer noopener\">YMC 15.13.020<\/a>; and for other specific reviews established by Title 15 of the Yakima Municipal Code.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/04\/Type-3-Review-Application_04-2026_ADACompliant.pdf\">Type 3 Review Application<\/a><\/strong>\u00a0&#8211; The Type 3 review application is required for any proposed use shown on <a href=\"https:\/\/www.codepublishing.com\/WA\/Yakima\/#!\/Yakima15\/Yakima1504.html#15.04.030\" target=\"_blank\" rel=\"noreferrer noopener\">Table 4-1<\/a> as a Class (3) use or for Class (2) uses referred by the Administrative Official for Type (3) review, and for other specific reviews established by Title 15 of the Yakima Municipal Code.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/04\/Variance-Application_04-2026_ADACompliant.pdf\">Variance Application<\/a><\/strong> &#8211; It is the intent that the variance be used only to overcome some exceptional physical condition of land that prevents any reasonable use of the property.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/04\/Wireless-Communications-Facilities-Application_04-2026_ADACompliant.pdf\">Wireless Communications Facilities<\/a><\/strong> &#8211; The purpose of this application is for the siting of wireless telecommunication facilities, including towers, antennas, and support structures per the established regulations in <a href=\"https:\/\/www.codepublishing.com\/WA\/Yakima\/#!\/Yakima15\/Yakima1529.html#15.29\" target=\"_blank\" rel=\"noreferrer noopener\">YMC 15.29<\/a>.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.yakimawa.gov\/services\/planning\/files\/2026\/04\/Zoning-Verification-Letter-Application_04-2026_ADACompliant.pdf\">Zoning Verification<\/a><\/strong> &#8211;\u00a0A zoning verification letter confirms a property\u2019s current zoning district, future land use category, and allowed land uses.
